The floors we fit, and when each one is right
Honest guidance beats a catalogue. Here is what each floor is genuinely good at, where we would steer you away, and roughly what it costs fitted.
£40/m² carpet, fitted
£70 to £100/m² commercial vinyl
£95 to £120/m² wood flooring, fitted
Flooring types
Eight floors, and what each is for
Starting prices from real jobs, fitted, excluding preparation. Specification moves them, and the survey turns them into a fixed number.
Hardwood
Real timber, decades of life, sands back to new. The floor that adds value to a home. Not for wet rooms, and it wants a stable subfloor. We will tell you straight.
From £120/m² fitted, excluding preparation
Engineered wood
Hardwood's looks with more stability. The right call over underfloor heating and in modern builds where a solid board would move.
From £95/m² fitted, excluding preparation
Parquet & herringbone
Cut and laid piece by piece. The most craft in anything we do, and the floor people photograph. Set out to the room rather than started in a corner.
From £95/m² fitted, excluding preparation
Luxury vinyl tile
Amtico, Karndean and the rest. Convincing looks, quiet underfoot, shrugs off spills and claws. The honest recommendation for hard-working family spaces.
From £70/m² fitted, excluding preparation
Laminate
The good ranges have come a long way, and we fit them in high-end homes as well as rentals. Hard-wearing, quick to lay and convincing underfoot. Where something else suits the room better, we will say so before you spend.
Carpet & carpet tiles
Wool and premium blends, properly stretched and finished. Stairs, bedrooms, whole houses. Carpet tiles for offices, where one damaged tile is one tile, not one floor.
Carpet from £40/m², carpet tiles from £45/m², fitted
Commercial safety flooring
Slip-rated floors for healthcare, education and demanding environments. Compliant, hygienic, hard-wearing. Cap-and-cove where the floor has to run up the wall.
Vinyl cap-and-cove from £70/m² fitted
Floor repair & matching
A damaged board, a patch after a leak, a section lifted by a plumber. Often the honest answer is repairing what you have rather than replacing the lot, and on hardwood and parquet we can usually match it. Send a photo and we will tell you which it is.
Priced per job after a look
Subfloor preparation
The part you never see and always feel. Levelling, priming and moisture checks before anything is fitted. It is why our floors stay quiet and flat, and it is the first thing a cheap quote leaves out.
Priced at survey, never assumed

Choosing
Not sure which is right?
That is the point of the survey. We look at the space, how you use it, who walks on it and what is underneath, then give you a straight recommendation. Including when the cheaper option is genuinely the better one.
We bring the sample books with us, so you see the shortlist in the room it is going in rather than under showroom lighting.
- Underfloor heating narrows the list across every floor type, carpet included, where the underlay tog decides it as much as the covering
- Dogs, kids and wet rooms rule things out before budget does
- A concrete subfloor and a timber subfloor want different preparation, not different floors
- Sometimes the answer is repairing what you have. We will tell you
